Project Update: Trolley Apartments

Congratulations to Brad DeHays and Connect Real Estate, recently named the Project of the Year by Business First Columbus. The newspaper recognized Connect’s The Station at Trolley District apartments in the Franklin Park neighborhood, citing the project’s “significant innovation in how multifamily housing can be delivered.”

As we reported in March, these apartments were constructed using modular components manufactured by DeHays’ own Columbus-based Connect Housing Blocks. The Finance Authority contributed a capital lease structure for the development. 

“We’re excited to see the media recognize the Trolley District apartments for their originality and speed to market,” says Finance Authority President Patty Huddle. DeHays estimates the modular construction reduced construction time by as much as a year. 

The apartments are a mix of studio, one-, two-, and three-bedroom units, ranging in size from 496 square feet to 1,335 square feet. Amenities include a fitness center and a rooftop patio. Monthly rents range from $1,099 to $2,999. As reported by Business First, the project received funding from the Affordable Housing Trust for Columbus and Franklin County, which means 20% of the units are reserved for those making 80% of the area median income – about $58,000 for a single person.

This project was Connect’s first large-scale modular development. It’s active in or planning several more in Columbus and Springfield. Read Business First’s article on the award
